An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Bruges: Bruges historic centre; Gentse Feesten; Christmas markets and ice sculpture festival; Cycling classics in spring. Guests I price for: European and UK weekend visitors on 2 to 3 night stays. Where I start: Weekend and festival premiums, and licensed holiday-rental compliance.
For hosts here I set up PriceLabs or Wheelhouse with two night weekend minimums, a separate festival band for Ghent in July, Christmas market weekends for Bruges, and softer weekday rates, keeping Airbnb and Booking.com aligned so UK and European guests see the same total.
