An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Cyprus: UK and European package and villa travel; Ayia Napa nightlife season; Winter sun and long stays in Paphos; Business travel to Limassol. Guests I price for: UK families on 7 to 14 night stays, winter long-stay retirees, and Limassol corporate guests. For Cyprus hosts I set up PriceLabs or Wheelhouse with weekly summer villa bands, monthly winter rate cards in Paphos, business weekday rates in Limassol and group rules in Ayia Napa, keeping Airbnb, Booking.com and Vrbo aligned so British families see the same weekly price everywhere.
