An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Dallas: State Fair of Texas in September and October; Cowboys and Rangers games; Corporate relocations and conventions; Fort Worth Stockyards and Stock Show. Guests I price for: Corporate travellers midweek, event groups at weekends, and relocation guests on 30-plus-night stays. Where I start: Corporate midweek rate cards, event-weekend premiums, and mid-term positioning in Uptown, Bishop Arts and Fort Worth.
In PriceLabs or Wheelhouse I set stadium and State Fair dates as custom events, add weekday business pricing, create a 30-plus-night rate card for relocations and interns, and keep Furnished Finder rates in line with Airbnb for mid-term guests so the two channels never compete.
