An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Deep Creek Lake: Summer boating on Maryland's largest inland lake; Wisp Resort skiing and snow tubing; The Autumn Glory Festival; Youghiogheny whitewater and Swallow Falls State Park. Guests I price for: Washington, Baltimore and Pittsburgh families on week-long summer lake houses and 2 to 3 night winter ski trips around McHenry and Thousand Acres. Where I start: Twin summer-and-winter peaks with soft shoulder seasons, Garrett County rental-licence and lodging-tax compliance, and minimum stays tuned to each season.
In PriceLabs or Wheelhouse I set separate summer and winter curves, add the Autumn Glory Festival and holiday weeks as custom events, keep Saturday changeovers in July and August, and set floors for the shoulders that cover cleaning and running costs.
