An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in The Dordogne: Sarlat and the castles of the Dordogne valley; Lascaux and the prehistoric caves of the Vézère; Canoeing and village markets; British second-home and gîte tradition. Guests I price for: British, Dutch and French families on weekly gîte and villa stays with pools. Where I start: Saturday-to-Saturday summer weeks, pool premiums and shoulder floors.
I set up the pricing tool with Saturday changeovers in summer, short stays in the shoulders, higher rates for holiday overlap weeks and a firm floor. Calendars on Gîtes de France and Abritel are synced so weekly guests see the same prices everywhere.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in The Dordogne.
