An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Duluth: Lake Superior, Canal Park and the Aerial Lift Bridge; North Shore autumn foliage; Grandma's Marathon; Split Rock Lighthouse and the state parks. Guests I price for: Twin Cities and Midwestern families on 2 to 4 night stays around Canal Park, the East Hillside and up the North Shore toward Two Harbors. Where I start: Summer and foliage peaks with weekend minimums, Grandma's Marathon surge pricing, and winter discounting supported by the Bentleyville lights.
My PriceLabs or Wheelhouse setup for Duluth uses separate custom events for Grandma's, Bayfront Blues, Beargrease and Bentleyville, a foliage window that I adjust each year with the colour reports, and lower winter floors that still respect the cost of heating a lake home.
