An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Durango: The Durango and Silverton Narrow Gauge Railroad; Purgatory Resort winter skiing; Animas River rafting and the Iron Horse Bicycle Classic; Mesa Verde National Park day trips. Guests I price for: Families and outdoor travellers on 3 to 5 night summer stays near downtown Durango and the Animas Valley, plus winter skiers and Snowdown festival crowds. Where I start: Dual summer and winter peaks with distinct rafting and ski demand, event minimums around the Iron Horse and Snowdown, and mud-season monthly pricing.
I configure PriceLabs or Wheelhouse with two seasonal curves, custom events for the Iron Horse, Snowdown and Cowboy Poetry Gathering, gap rules between ski bookings, and monthly settings for April and May, so the tool never mistakes mud season for a slow summer.
