An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Fort Lauderdale: Fort Lauderdale International Boat Show; Cruise departures from Port Everglades; Winter snowbird season; Palm Beach polo and equestrian season. Guests I price for: Cruise passengers on 1 to 2 night stays, snowbirds on monthly stays, and families on week-long beach stays. Where I start: Pre-cruise night pricing, monthly winter rate cards, and vacation-rental registration compliance.
In PriceLabs or Wheelhouse I set cruise sailing days with one or two-night allowances, add the Boat Show, Palm Beach shows and equestrian season as custom events, and create monthly settings for snowbirds that are checked against short-stay revenue each winter.
