An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in St. Simons: Beach season on St. Simons and Jekyll; The historic Jekyll Island Club and Driftwood Beach; The Georgia Sea Turtle Center and nesting season; Coastal golf and the Sea Island resorts. Guests I price for: Southeastern families on week-long summer beach stays in the Golden Isles, plus couples on shorter shoulder-season and golf breaks. Where I start: Saturday-to-Saturday summer minimums, per-bedroom beach-house positioning, and shoulder-season rate cards that lean on turtle-nesting and festival demand.
On Vrbo, Airbnb, Booking.com and Expedia I set up your Golden Isles strategy in PriceLabs or Wheelhouse with Saturday changeovers in summer, spring-break waves by school district, and shoulder rates for golfers, so the beach house sells full weeks and the cottage sells short breaks.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in St. Simons.
