An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Graz: the styriarte classical festival and the avant-garde Steirischer Herbst; the UNESCO old town, the Schlossberg clock tower and the Murinsel; the Kunsthaus 'Friendly Alien' and Eggenberg Palace; Styrian wine country and the Advent Christmas markets. Guests I price for: Austrian and neighbouring-country city-breakers and conference guests staying in the Innere Stadt and around the university. Where I start: Building festival and Advent-market premiums onto a compact city market, and staying compliant with Styrian registration and the local tourist-tax obligations.
