An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Halifax: Cruise calls; Cabot Trail and Peggy's Cove tourism; Halifax Jazz Festival and Busker Festival; University calendar. Guests I price for: Canadian and US leisure travellers on 3 to 5 night stays. Where I start: Short summer peak, cruise-night pricing, and provincial registration compliance.
For hosts I configure pricing tools with you so the short summer gets firm rates, festival weekends are loaded early, and winter shifts to weekly and monthly discounts that suit students, nurses and relocations rather than deep nightly cuts. I also set short-stay rules for the busiest cruise days.
