An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Hua Hin: Bangkok weekend travel; Golf resorts; Scandinavian winter long stays; Jazz festival and royal events. Guests I price for: Bangkok families on 1 to 3 night stays, Scandinavian long-stay residents in winter. Where I start: Weekend premiums, monthly winter rate cards, and midweek floors.
On Airbnb, Agoda and Booking.com I set up PriceLabs or Wheelhouse with weekend and long-weekend premiums, monthly winter rate cards and midweek floors, plus event overrides for the Hua Hin jazz festival and golf tournaments. Long winter bookings get blocked early so short stays never break up a returning resident's dates.
