An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Interlaken: the Jungfraujoch railway to the Top of Europe; Grindelwald, the Lauterbrunnen valley and the Schilthorn; paragliding, canyoning and adventure sports over the twin lakes; skiing across the First, Kleine Scheidegg and Muerren areas. Guests I price for: International adventure tourists and Asian tour groups on two to three summer nights, and week-long ski parties in winter around Interlaken and Grindelwald. Where I start: Running a true dual-season alpine curve with premium summer and ski peaks, floor-pricing the double shoulder, and factoring the local Kurtaxe tourist tax and any cantonal registration into rates.
I set up PriceLabs or Wheelhouse for Oberland hosts with the Lauberhorn, Jungfrau Marathon and summer adventure peak as events, Saturday changeovers for ski chalets and short-stay rules for summer. Airbnb, Booking.com, Vrbo and Expedia all show the same total including Kurtaxe.
