An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Lake Chelan: Lake Chelan summer boating and swimming; The Chelan wine trail; The Slidewaters waterpark; Boat-in access to remote Stehekin and the North Cascades. Guests I price for: Seattle-area families and couples on 3 to 5 night summer lake stays in Chelan, Manson and Lakeside, with intense July and August compression. Where I start: A steep summer-only lake peak, weekend and holiday minimums, orphan-gap rules for the short season, and winter monthly rates in the quiet months.
Inside PriceLabs or Wheelhouse I build a steep summer curve, holiday minimums, gap rules that only open exact orphan nights, and a winter thirty-night rate for the quiet months. Airbnb, Vrbo and Booking.com then carry identical permit numbers, minimums and smoke-season cancellation terms.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Lake Chelan.
