An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Lake Geneva: Summer boating and the Geneva Lake shore path; US National Snow Sculpting Championship at Winterfest; Venetian Festival in August; Chicago weekend escapes year round. Guests I price for: Chicago and Milwaukee couples and families on 2 to 3 night weekend stays near the lakefront and Fontana, plus corporate groups basing at Grand Geneva. Where I start: Weekend-driven pricing for a two-hour Chicago drive market, Friday-to-Sunday minimums, and holiday and festival premiums set against soft midweek shoulders.
Inside PriceLabs or Wheelhouse I set Friday-to-Sunday minimums, Winterfest and Venetian Festival events, and midweek discounts that switch off in July. Airbnb, Vrbo and Booking.com then all show the same stay rules, local permit details and pier or beach access descriptions.
