An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Lake Norman: Summer boating and lake life; NASCAR race weeks and race-team industry travel; Charlotte weekend escapes; Davidson College events. Guests I price for: Charlotte-area families and groups on summer weekends, race fans, and corporate visitors on weekday stays. Where I start: Summer and race-week premiums, weekday corporate rates, and winter floors.
On Airbnb, Vrbo and Booking.com I manage your Lake Norman pricing with PriceLabs or Wheelhouse, adding my own rules for Speedway weeks, Davidson dates and summer Saturdays. Weekday rates stay set for business guests from Mooresville and Huntersville, and the same base flows to every channel so no site undercuts another.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Lake Norman.
