An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Laughlin: Casino resorts on the Colorado River and in Mesquite; Snowbird and golf season; Laughlin River Run motorcycle rally; Lake Mohave boating. Guests I price for: Snowbirds and retirees on monthly winter stays, golfers, and casino visitors on weekends. Where I start: Monthly winter rates, rally-week premiums, and summer floors.
On Airbnb, Vrbo and Booking.com I set up your pricing in PriceLabs or Wheelhouse with monthly and multi-month rates for winter, a dedicated River Run override, golf-week minimums in Mesquite and summer weekend pricing aimed at boaters, all working from one calendar.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Laughlin.
