An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Leeds: York Racecourse meetings; York Christmas market; Leeds Festival; Yorkshire Dales and Moors summer. Guests I price for: UK weekend visitors and groups on 1 to 3 night stays, families on Dales weekly stays. Where I start: Race-day and festival premiums, group minimums in York, and cottage weekly pricing.
I set up your pricing tool with the racing fixtures, the Christmas market weekends and the August festivals already loaded, along with group rules that apply on the busiest dates, so neither city is ever left sitting on generic weekend pricing.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Leeds.
