An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Liverpool: Grand National at Aintree; Liverpool and Everton fixtures; Beatles and waterfront tourism; Cruise calls and stadium concerts. Guests I price for: Football and event groups on 1 to 3 night stays, weekend city-breakers. Where I start: Grand National and match-day premiums, group-home weekend pricing, and midweek floors.
I set up pricing with you so Aintree, home fixtures and stadium concerts each carry their own premium, group rules and deposits apply on the busiest dates, and weekdays fall back to a sensible floor rather than chasing every empty night.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Liverpool.
