An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Marbella: Starlite Festival concerts; Costa del Sol golf season; Puerto Banus luxury tourism; Feria de San Bernabe. Guests I price for: affluent couples and golf groups on 5 to 10 night stays around the Golden Mile, Puerto Banus and the Casco Antiguo old town. Where I start: event and summer premiums on the Golden Mile, VFT tourist-licence compliance under the Junta de Andalucia, and winter golf floors that keep occupancy alive off season.
I set your pricing tool so Starlite nights, the Feria and peak summer weeks carry premiums with minimum stays, while golf weeks in spring, autumn and winter are priced for groups, with rates consistent across Airbnb, Booking.com, Vrbo and Expedia.
