This is my view of Matera. Matera sells cave stays inside the Sassi, boosted by film tourism from No Time to Die. Guests stay two or three nights and pay for the experience. Spring and autumn are best, August heat and winter are weaker. The Sassi are steep and some cave homes are hard to reach with luggage, so honest listing details and fair pricing for access avoid disappointed guests and poor reviews.
For a Matera owner I look at the cave itself: access, damp, view and how it is photographed. Then I set a calendar that leans on spring and autumn, prices the Bruna festival as its own block, and stops August from being sold as a peak month that never fills.
