An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Montpellier: Mediterranean beaches at Palavas and La Grande-Motte; Festival de Radio France; Place de la Comedie and the Ecusson; Languedoc and Pic Saint-Loup wine. Guests I price for: students' families, festival-goers and beachgoers on 3 to 6 night stays in the Ecusson old town and the Antigone district. Where I start: a warm-climate summer beach and festival peak, student-city demand through term time, and French meuble de tourisme registration.
I set up PriceLabs or Wheelhouse with you so festival weeks are loaded as events, term-time stays for families and academics have their own rules, and beach homes run weekly in summer. Booking.com, Vrbo and Abritel then read from that same plan.
