An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Ogden: Snowbasin and Powder Mountain skiing; Historic 25th Street dining and nightlife; Weber State University events; Summer trail running and the Ogden Marathon. Guests I price for: Skiers and outdoor travellers on 3 to 5 night winter stays near downtown and the canyon resorts, plus summer adventure and university visitors. Where I start: Winter ski-season premiums helped by the Salt Lake City airport advantage, week-driven minimums, and summer and shoulder pricing that keeps occupancy off-peak.
For Ogden hosts I configure PriceLabs or Wheelhouse with snow-sensitive winter weekends, marathon and Pioneer Days premiums, two-night summer minimums and shoulder discounts, keeping Airbnb, Vrbo and Booking.com aligned on the same rules. I also add gap rules for the short stays that appear between ski weeks.
