An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Oregon Coast: Cannon Beach and Seaside summer season; Portland weekend travel; Whale watching in spring and winter; Lincoln City and Newport family demand. Guests I price for: Portland and Seattle families on 2 to 4 night stays. Where I start: Summer weekend premiums, winter storm-watching packages, and city STR licence compliance.
For coast hosts I set up PriceLabs or Wheelhouse with summer event premiums, winter weekend rules for storm-watchers, two-night minimums and clear view-based tiers. Airbnb, Vrbo and Booking.com then price from the same logic for each home, without one channel undercutting another.
