An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Panama City Beach: Summer beach season on the Emerald Coast; Spring Break; Blue Angels air shows in Pensacola; Winter snowbird long stays. Guests I price for: Drive-to families from the South on weekly stays, snowbirds on monthly stays. Where I start: Saturday-to-Saturday summer pricing, Spring Break minimums, and monthly winter rate cards.
For hosts here I set up PriceLabs or Wheelhouse with Saturday turnover in summer, Spring Break group rules, air show premiums and monthly snowbird rates. Airbnb, Vrbo and Booking.com stay aligned, which matters on this coast because families often compare the same condo across all three before booking.
