An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in The Peloponnese: Nafplio and the Argolid weekend market from Athens; Costa Navarino and Messinian beaches; Ancient Olympia, Mycenae and Epidaurus; Monemvasia and the Mani. Guests I price for: Athenian weekenders, European road-trippers and resort families on 3 to 7 night stays. Where I start: Weekend premiums for the Athens market, summer weekly villa rates and long shoulder seasons.
I configure the pricing tool so Greek long weekends sit as named events, Friday and Saturday nights in the Argolid carry their own premium, Messinian villas switch to weekly stays for the summer and the climate resilience fee appears correctly in every channel total.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in The Peloponnese.
