An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Québec City: Québec Winter Carnival; Festival d'été in July; Old Québec and cruise calls; Christmas markets. Guests I price for: US and Canadian couples on 2 to 4 night stays. Where I start: Festival premiums, winter carnival pricing, and CITQ-compliant positioning.
For hosts I set up your pricing tool with named events for the Carnival, Festival d'été and the Christmas market, plus floors that keep spring and November realistic. I also make sure the French and English versions of the listing carry identical rules.
