An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Santander: El Sardinero beaches and the Magdalena Peninsula; Picos de Europa hiking; Santillana del Mar and Altamira; Ferry arrivals from Portsmouth and Plymouth. Guests I price for: Spanish families escaping the southern heat on 5 to 10 night summer stays, and UK ferry road-trippers. Where I start: Short summer peak pricing, rural house weekly rates and Cantabria tourist registration.
I set up the pricing tool so July and August sit on a steep curve with weekly minimums, ferry and Easter dates get their own lift, and the winter floor reflects what Spanish weekenders will pay. Calendars for coastal and inland homes run on separate rules.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Santander.
