An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Saugatuck: Oval Beach and the Saugatuck Dunes; The Saugatuck arts colony and gallery scene; Autumn colour tours and the Fennville wine trail; Chicago and Grand Rapids weekend escapes. Guests I price for: Chicago couples and friend groups on 2 to 4 night summer weekends near Oval Beach and downtown Saugatuck-Douglas, with strong LGBTQ leisure demand. Where I start: Compressed May-to-October season pricing, weekend minimum stays, and premium holiday-weekend rates offset by winter monthly rate cards.
I set up PriceLabs or Wheelhouse with summer weekend minimums, holiday weekends priced highest and October colour weekends as premiums. Winter moves to monthly pricing for remote workers and people renovating nearby, and Airbnb, Vrbo and Booking.com share one set of rates.
