An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Solvang: Solvang's Danish village and Julefest winter lights; Santa Ynez Valley wine tasting in Los Olivos and Ballard Canyon; Solvang Danish Days; The Sideways wine-country trail. Guests I price for: Los Angeles and Bay Area couples on 2 to 3 night wine weekends in Solvang and Los Olivos, plus holiday-season Julefest families. Where I start: Harvest and Julefest premiums, two-night wine-weekend minimums, and midweek floors that fill a compact Danish-village and vineyard calendar.
I set up PriceLabs or Wheelhouse with harvest, Danish Days and Julefest weekends as premiums, two-night wine-weekend minimums and midweek pricing for couples. Airbnb, Vrbo and Booking.com share one plan, so a harvest Saturday is priced the same wherever a guest finds it.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Solvang.
