An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Sorrento: Capri, the Faraglioni and the Blue Grotto; Sorrento as an Amalfi Coast and Pompeii base; Ferry links to Naples and Positano; Weddings and luxury hotels. Guests I price for: American, British and Australian couples and families on 3 to 6 night stays. Where I start: Long-season premiums, Capri day-tripper versus overnight positioning and Italian CIN registration and tourist tax.
I set up the pricing tool so the long season has a proper shape: Easter and Holy Week as a spring peak, wedding Saturdays protected, August firm and October tapered. For Capri I add minimum stays that stop single nights breaking up a summer week, and I check tax lines on every channel.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Sorrento.
