An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in St. George: Zion National Park; Ironman 70.3 and running events; Golf and snowbird season; Las Vegas road trips. Guests I price for: National-park visitors on 2 to 4 night stays, snowbirds on monthly stays. Where I start: Shoulder-season premiums, monthly winter rates, and summer floors.
I set up PriceLabs or Wheelhouse with spring and autumn as peak seasons, Ironman and the Marathon as date premiums, monthly winter pricing and summer floors. Airbnb, Vrbo and Booking.com follow one plan, so national-park visitors see the same rate on every site.
