I look at 12 to 24 months of your own data, shop your comp set, and find where rates, restrictions or channels are costing you money. Unlike outsourcing, I do not make your daily decisions; your team does, with a better plan.
This is my view of Zermatt. Zermatt, Verbier and St. Moritz are luxury chalet markets priced in CHF. Christmas to New Year, February half-term and Easter carry the winter, summer hiking fills July and August, and inter-seasons are long. Swiss second-home rules limit new supply. Guests at this level expect the price to match the experience. Discounting a luxury chalet heavily in a slow week usually does more harm to its positioning than the empty week itself.
For an Alps owner I start with what the second-home rules allow, then shape the year into holiday weeks, ordinary ski weeks, summer and the long gaps. We agree which weeks sell weekly only, how far to push half-term, and how to fill summer, so the chalet earns from two seasons rather than one.
