An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Zermatt: Zermatt, Verbier, St. Moritz and Interlaken resorts; UK and European school holidays; Summer hiking and Jungfrau tourism; Luxury chalet demand. Guests I price for: Affluent European and UK ski groups on weekly stays, summer international travellers. Where I start: CHF luxury-tier weekly pricing, holiday-week premiums, and long inter-season floors.
I set up PriceLabs or Wheelhouse for Swiss chalet owners with Christmas, half-term and Easter as fixed weekly blocks and summer weekly rules. Airbnb, Booking.com and Interhome then share one rate plan in CHF, with services and cleaning priced the same everywhere.
