Hotel revenue management consulting is an independent review followed by a plan. I look at 12 to 24 months of your own data, shop your comp set, and find where rates, restrictions or channels are costing you money. Unlike outsourcing, I do not make your daily decisions; your team does, with a better plan.
This is my view of Tbilisi. Tbilisi has two good seasons instead of one: late spring and early autumn, when the weather is mild and the Rtveli harvest pulls visitors toward Kakheti. High summer is hot and slower in the old town, winter is quiet apart from the New Year. Guests come from Türkiye, Israel, the Gulf and Europe, and remote workers book whole months. I price May, June, September and October as the peaks and keep a strong monthly offer for the long stayers.
With a Tbilisi owner I check the property's real season, which is usually spring and autumn rather than summer, review how much of the year goes to monthly guests, and confirm the tax position. Then I write a calendar with targets for the peak months, a monthly pricing policy and a list of listing changes.
The service in general is described on my hotel revenue management consulting page; this page covers how I apply it in Tbilisi.
