An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Tbilisi: Old Tbilisi, sulphur baths and wine bars; Remote workers and long-stay visitors; Kakheti wine country day trips; Visitors from Türkiye, Israel, the Gulf and Europe. Guests I price for: International city-breakers on 3 to 5 night stays and remote workers on monthly stays. Where I start: Shoulder-season premiums, monthly rates and Georgian tax registration for hosts.
I set your pricing tool so spring and autumn lead, summer sits lower, Tbilisoba and New Year appear as events, and monthly discounts are tuned so long stays fill the winter months without replacing better-paying short stays in May or October.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Tbilisi.
