An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Turin: Museo Egizio Egyptian collection; Salone del Libro book fair; Luci d'Artista winter light installations; Langhe and Barolo wine gateway. Guests I price for: culture travellers and food tourists on 2 to 4 night stays in the Quadrilatero Romano and the central San Salvario district. Where I start: layering the Salone del Libro and winter-lights premiums onto steady city-break demand, the Piedmont CIR code plus the national CIN identifier, and midweek business floors.
I set up your pricing on Airbnb, Booking.com and Vrbo with Salone and winter-lights dates loaded ahead, a midweek curve for business visitors, Langhe-season weekends in autumn, football weekends and an honest August floor that keeps the listing visible while the city is away.
