An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Whidbey Island: Deception Pass State Park; The historic waterfronts of Coupeville and Langley; Penn Cove MusselFest; Naval Air Station Whidbey Island travel. Guests I price for: Seattle couples and families on 2 to 4 night summer stays in Langley, Coupeville and Oak Harbor, plus military and contractor guests near the naval air station. Where I start: A summer island peak alongside steady naval-base demand, weekend minimums, and 30-plus-night furnished pricing for military and defence contractors year round.
My Whidbey setup in PriceLabs or Wheelhouse covers summer weekend minimums, event weekends in Coupeville and Langley, and 30-plus-night pricing for naval-base guests on Furnished Finder. Airbnb, Vrbo and Booking.com then follow one set of rules, with longer stays protected from short-stay discounts.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Whidbey Island.
