An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Amelia Island: The Amelia Island Concours d'Elegance; The Isle of Eight Flags Shrimp Festival; Fernandina's Victorian historic district; Ritz-Carlton and Omni beach and golf resorts. Guests I price for: Southeastern couples and families on 3 to 5 night stays in Fernandina Beach and along the island, plus affluent visitors during Concours week. Where I start: Concours-week surge pricing, spring and summer beach rate cards, and hurricane-season discounting with flexible cancellation positioning.
For hosts I set up your pricing tool with Concours as a fixed block opened a year ahead, the Shrimp Festival as an event, weekly summer stays, flexible cancellation in hurricane months and monthly winter rates for snowbirds. Oceanfront and historic-district homes get separate comp sets.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Amelia Island.
