An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Brittany: Saint-Malo, Dinard and the Emerald Coast; Mont-Saint-Michel day trips; Ferry arrivals from Portsmouth and Poole; Quimper, the Crozon peninsula and the Gulf of Morbihan. Guests I price for: French and British families on weekly summer stays and Parisians on long weekends. Where I start: Summer weekly rates, May bridge-weekend premiums and Saint-Malo's short-term rental quotas.
I set up the pricing tool with May bridges as named events, weekly summer minimums, tide and festival weekends as small premiums and a low winter floor. Calendars are synced with Abritel and Gîtes de France so no week is double booked.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Brittany.
