An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Calgary: Calgary Stampede in July; Banff, Lake Louise and Sunshine ski resorts; Summer national-park tourism; Energy-sector business travel. Guests I price for: International summer travellers on 3 to 5 night stays, ski groups in winter, corporate guests in Calgary. Where I start: Stampede premiums, Rockies dual-season pricing, and compliant strategies under Banff and Canmore tourist-home rules.
For hosts I set up PriceLabs or Wheelhouse with you so Calgary and mountain listings run on different seasonality: Stampede as a fixed event block, a dual summer and winter curve for Canmore and Banff, and gap rules that suit both business travellers and ski groups.
