An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Copenhagen: Summer and Roskilde Festival; Copenhagen Pride; Tivoli Christmas season; Design and food tourism. Guests I price for: European and North American travellers on 3 to 4 night stays in Vesterbro, Nørrebro and Indre By. Where I start: Summer premiums within the 70-night annual limit, event weekends, and winter floors.
For Copenhagen hosts I set up PriceLabs or Wheelhouse so that limited nights are spent on peak weeks: Distortion, Roskilde, the Jazz Festival, Pride and Tivoli at Christmas. Everything else is blocked or priced high, and Airbnb and Booking.com stay aligned.
