An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Cornwall: UK school holidays; Surf season in Newquay and North Cornwall; Boardmasters festival; Coastal-path and staycation demand. Guests I price for: UK families on Saturday-to-Saturday weekly stays, couples and dog-owners in the shoulders. Where I start: School-holiday weekly pricing with fixed turnover days, shoulder-season short breaks, and council-tax and licensing compliance.
I set up PriceLabs or Wheelhouse for Cornwall and Devon hosts with school holidays, half-terms, Boardmasters and festive weeks as events, fixed changeovers in summer and short breaks the rest of the year. Airbnb, Vrbo, Booking.com and Sykes then share one calendar.
