An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Crete: Chania, Rethymno and Heraklion coastal season; UK, German and Nordic package and villa travel; Elafonisi and Balos beach tourism; Wedding and villa retreats. Guests I price for: European families and couples on 7 to 14 night villa stays. Where I start: Weekly villa pricing with fixed turnover, shoulder-season length-of-stay discounts, and AMA registration compliance.
In PriceLabs or Wheelhouse I set weekly stays with fixed changeover days for summer, school holiday premiums for the UK and Nordic markets and shorter stays in spring and autumn. Airbnb, Booking.com and Vrbo all follow the same logic, so the villa fills without leaving gaps.
