An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.

Guests I price for: Families and outdoor couples on week-long summer lets around Lyme Regis, Weymouth, Swanage and Corfe, plus shorter shoulder-season walking breaks. Where I start: Holding firm seven-night peak minimums on sea-view stock while opening short breaks in spring and autumn to lengthen an otherwise summer-heavy season.
I set up PriceLabs or Wheelhouse for Jurassic Coast hosts with school holidays, half-terms and bank holidays as events, seven-night summer rules for sea-view homes and short walking breaks outside summer. Airbnb, Booking.com and Vrbo then share one calendar and pet fee.
