An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Fethiye: Ölüdeniz Blue Lagoon and paragliding; Lycian Way hiking; Boat trips and the Twelve Islands; British villa and charter market. Guests I price for: British and European families on 7 to 14 night villa stays and walkers in spring and autumn. Where I start: Weekly villa pricing, long shoulder seasons and Turkish short-term rental permit rules.
I set up PriceLabs or Wheelhouse with fixed changeover weeks in summer, shorter rules in spring and autumn, UK school holiday dates as events and a currency choice that suits the guest mix, so the villa stops depending on manual edits from abroad.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Fethiye.
