An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Fresno: Sequoia and Kings Canyon National Parks; Yosemite's southern gateway via Highway 41; Central Valley agriculture business travel; Fresno State athletics and events. Guests I price for: National-park road-trippers on 1 to 3 night stays, agriculture and government business travellers, and visiting families. Where I start: Summer park-season premiums, foothill cabin pricing, and steady weekday business rates.
On Airbnb, Vrbo and Booking.com I price your home around the park season, the status of Highways 41 and 180 and Fresno's weekday trade, using PriceLabs or Wheelhouse with rules I set by hand for the Big Fresno Fair, Fresno State dates and the spring bloom. One base price feeds every channel.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Fresno.
