An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Gulf Shores: Summer beach season; Hangout Music Festival; Spring Break and Easter; Snowbird season from January to March. Guests I price for: Families from Alabama, Tennessee and the Midwest on weekly stays, snowbirds on monthly stays. Where I start: Weekly summer pricing, festival premiums, and monthly winter rate cards.
For Gulf Shores hosts I set up PriceLabs or Wheelhouse with you: weekly summer rules with Saturday turnover, monthly snowbird pricing for January to March, shoulder-month weekday discounts and festival premiums, applied the same way on Airbnb, Vrbo and Booking.com so a family comparing channels sees one price.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Gulf Shores.
