An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Hershey: Hersheypark and Hershey's Chocolate World; Hersheypark Christmas Candylane and Sweet Lights; Giant Center concerts and Hershey Bears hockey; The Pennsylvania Farm Show in Harrisburg. Guests I price for: Mid-Atlantic families on 2 to 3 night theme-park stays around Hershey and Harrisburg, plus concert and state-capital business visitors. Where I start: Theme-park summer demand plus a holiday Candylane spike, event-night premiums around the Giant Center, and midweek pricing between weekend peaks.
For Hershey and Harrisburg hosts I set up PriceLabs or Wheelhouse with you: summer and holiday seasons that follow the park calendar, concert and hockey dates as event premiums, and weekday business rates in Harrisburg, applied consistently across Airbnb, Vrbo and Booking.com.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Hershey.
