An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Inverness: Loch Ness and Urquhart Castle; North Coast 500 starting point; Culloden battlefield; Highland day tours. Guests I price for: International road-trippers on 1 to 3 night stays and tour groups. Where I start: Summer premiums, one-night road-trip pricing and Scottish short-term let licensing.
I configure the pricing tool so single nights carry a premium in summer, event weekends in Inverness price themselves above the curve, and last-minute gaps between touring guests are filled at a sensible rate instead of sitting empty during the busiest weeks.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Inverness.
